Algemene Inligting verhurings termyn 2018-2019

Ligging:  

Baie sentraal, in studente-kern van dorp, oorkant die US se “Ou Hoofgebou” en “Admin A”, byna langs “Kruiskerk”, oorkant Eikestad Mall, met voordeur direk vanaf die munisipale parkeer-terrein.

 Konsep:

Ses woonstelle, elk met eie Leef-areas soos Sitkamer, Kombuis en Badkamer/s wat gedeel word; en enkel- en dubbelkamers. In Woonstelle 3 & 4 is afsonderlike badkamers vir mans en dames.

In die kamers word voorsien: ‘n bed, skryftafel, stoel en hangkas.  Huurder voorsien eie matras.

In elke Kombuis en Sitkamer is: ‘n yskas, 2-plaat stofie, induksiestofie, mikrogolfoond, ‘n toesluit kruideniersware-kassie vir elke student, ‘n tafel en verskeie stoele en banke.  

Wi-Fi:

Vir huidige 2019 Huurders:  GRATIS Uncapped, Wi-Fi – (T’s & C’s apply)

 Tariewe:

1. Enkel tariewe, vanaf R4 490 per persoon, per maand – (uitgesluit: water, krag, asook die skoonmaak van Algemene areas 1 x per week/woonstel).

Vir alle Enkel- en Dubbel tariewe - sien volledige Tariewelys.

 2. Heffings t.o.v. 2018 Tariewe: R438.59 pppm.

Opsionele heffings: vir eie yskas in kamer - R275 pm vir barfridge, of R490 pm vir groot yskas.

 3. 7% Korting op tarief:   (i) as vóór 31 Augustus 2018 vir die jaar vooruitbetaal word;    (Hierdie 7% korting is net beskikbaar vir huidige 2017 Huurders.)

 4. 5% Korting op Tariewe:         (i) as vóór 30 November 2018 vir die jaar vooruitbetaal word; óf                                 (ii) indien Woonstel as ‘n Eenheid deur EEN huurder gehuur word.

 Deposito:

Die Deposito is vanaf R7,500 pp, betaalbaar met teken van Kontrak.

 Die Deposito word in u guns uitbetaal by afloop van die Kontrak, nadat brekasie, uitstaande yskas-heffings, boetes & einde-van-verblyf-skoonmaak- & herstelkostes afgetrek is.

 Termyn:

Kamers in Wooneenhede word jaarliks oor ‘n vaste periode van 12 maande verhuur, vanaf
1 Desember 2018 tot 30 November 2019.  (Dis makliker so vir afhandeling van kamer- & Woonstel inspeksies, die in- en uittrek van studente in Desember, asook vir alle administrasie-, skoonmaak- en herstel-aksies van die jaar.)

 Parkering:

Geen parkering is beskikbaar op die terrein nie, slegs op die munisipale parkering voor die gebou – andersins kan u reël vir privaat parkeerplek.  Die gebou is so sentraal geleë, dat dit nie rêrig nodig is vir ‘n motor nie.  ‘Matiefietse’ is jaarliks te huur by die US Voertuigvloot.

 "Huisreëls":

Die “Huisreëls en Regulasies” (Addendum “B”) vorm deel van die kontrak en oortreding van hierdie reëls, bv ‘rook in die gebou’ en ‘die misbruik van drank’, kan lei tot die hef van boetes en/of summiere opskorting van die Kontrak, met behoud van die verhaalsregte van onbetaalde huurgeld en vergoeding van skade aangerig. Sien volledige kopié van Addendum “B”.

Lutz Building: Apartments

Location:

Situated very centrally in the student core of town, opposite the SU “Ou Hoofgebou”, near “Admin A” and next to the “Kruiskerk”, at 11 Victoria Street, Stellenbosch.  (Entrance on parking area of Eikestad Mall.)

 Concept:

The 6 Apartments each has its own living area, kitchen and bathroom/s.  In Apartments 3 & 4 there are separate bathrooms for the men and women.

In each bedroom: Basic furniture - bed, desk, chair & wardrobe. Lessees supply own mattress.

In the kitchens and/or living areas are: a fridge, microwave oven, 2-plate stove, induction stove, private grocery lockers, a table and some chairs and couches.

 2019 students : FREE Uncapped, Wi-Fi, T’s & C’s

  Tariffs:

1. Single Tariffs: from R4 490 per person, per month – (excluding water, electricity and cleaning of general areas 1 x per week/flat).

For all Single and Double rooms – see 2019 Tariff list.

 2. Levies for 2018 Tariffs: R438.59 pppm.

Optional levies: for own fridge in room - R275 for bar fridge or R490 for large fridge.

 3. 7% Discount if:  (i) Room is paid in advance before 31 August 2018;

(This 7% discount option is only available to current 2017 Lessees.)

4. 5% Discount if: (i) Room is paid for in advance - before 30 November 2018;   or 

 (ii) One Apartment is rented as a Unit – one Lessee for all 5/6 students.

 2019 Deposit:

The Deposit is from R7,500 pp, payable upon signing of the Lease.

The Deposit is refundable when the Contract expires after Breakages, Fines, oustanding Fridge levies, Own Cleaning costs and General Cleaning costs after a year, have been deducted.

 Tenancy:

Rooms are rented for a fixed period of 12 months - from 1 December 2018 to
30 November 2019
.  (This enables us to make up the accounts and process the re-payment of Deposits, after the inspections and the cleaning and fixing-up of the Apartments are done.)

 Parking:

NO parking is available on the Premises - arrange for private parking well in advance.  The Lutz Building is centrally situated in relation to both the University and the shops, so a vehicle is expendable.  Matie Bikes (Dutch bicycles) to rent annually at SU Vehicle Pool.

 "House Rules":

The “House Rules and Regulations(Addendum B) forms part of the Lease Contract.  In the event of repeated transgressions of any of the “House Rules and Regulations”, e.g. smoking in the building or the misuse of liquor, a fine can be levied and/or the Lease Agreement cancelled without prejudice to any of our rights to claim unpaid rental and or damages caused.
